Have you studied sales and negotiating? Do you use a sales system? Do you effectively communicate with sellers, buyers, investors, contractors? How do you handle typical objections?
3. Converting Your Real Estate Investing Actions into Cash
Have you learned the ins and outs of wholesaling, assigning contracts? Do you use lease options as a strategy for selling property at maximum value? Do you know how to flip a house and come out on top?
4. Leveraging through Systems
What real estate investing systems are you using to manage and organize your business?

Depending on where you are at in your real estate investing career, you will want to focus more on some of the key focus areas more than others. For instance, if you’re a beginner, the first action that should be taken would be in marketing. If you don’t have any leads, there’s really not anything for you to do, right? No way for you to make any money as a real estate investor.

Tips for selling "less-desirable" homes

If you focus on their strengths, less popular houses can be more appealing than you might think.
Are you trying to sell a less-desirable home? These days, many home buyers want open floor plans, huge master suites (including master baths with walk-in showers and whirlpool tubs), and large, bright kitchens with high-end stainless-steel appliances. Buyers with that kind of vision may find a dated split-level or a mid-century ranch home with small bedrooms lacking.

§ Assuming you’re not going to spend tons of money remodeling your less-desirable home, you need to figure out how to highlight your home’s best features. Here are some tips that might help turn your less-desirable home into to a must-see:

§ Heavy curtains can make a room seem dingy and closed off from the outdoors. New, minimal window treatments can bring the outside in and brighten up even the most undesirable rooms.

§ Split-level homes, now considered less-desirable homes by many, often feature large dens with fireplaces. Make sure the den looks large and cozy, not dark and crowded. Get rid of any outdated furnishings and clean the fireplace. Consider painting over outdated brick or covering it with travertine tile.

§ Most buyers want to see a bright, clean, modern kitchen. If yours isn’t modern, at least make sure it’s clean. Consider updated lighting and hardware to counter the dated look of many less-desirable homes.

§ Light-colored paint can freshen up older, less-desirable homes and make them look newer.

§ Remove or replace old, stained or worn carpeting, which makes a home look shabby. Refinished hardwood floors reinforce the appeal of an older home.

§ Clutter turns buyers off. If you clear the clutter, rooms that may be small by today’s standards, and therefore less desirable, will appear larger.

§ Curb appeal is even more important for less-desirable homes. Attractive, easy-to-maintain landscaping, bright annuals and well-trimmed trees can help turn an outdated home into a quaint home nestled in a mature neighborhood.

Consider hiring a professional home stager, who is trained to de-emphasize the weaknesses of less-desirable homes and highlight their strengths.

Using real handwriting on your direct mail pieces has been PROVEN time and time again to be a powerful attention getter, with amazingly higher response rates in split tests against similar marketing pieces without handwriting.

Just wanted to share with the world that this Blog is going to be very enjoyable. I’m currently a Real Estate investor and enjoying today market. The Purpose of this blog is to give those lots, and lots of Valuable information you can take and use it in Today Market.

TIP #1: The Mini Bandit Sign

So I was going through a stack of stuff that’s been sitting around my desk for a while now (yes, I’m a “stacker”) and stumbled upon a really cool marketing piece I’d saved.

Now admittedly I’m a total geek for good marketing. So when I come across something that really stands out, I keep it as part of my “swipe file” of good ideas. Even if I won’t use it now, if it’s a really great idea, it might just come in handy at some point.

(Btw…you can just imagine how much my wife looooooves that I collect junk mail )
So what I ran across was a 4×6 postcard originally sent to me by the another investor. What really stood out to me was that instead of card stock, the postcard was made of coroplast. In other words, it was made of bandit sign material.

Pretty nifty, eh? Yeah, I thought so too. A really creative idea, that definitely got my attention.
Now keep in mind this thing got REGULAR POSTAGE for a postcard.

Then it hit me: What a GREAT way to advertise “We Buy Houses!”
And it can’t be that expensive! In fact, I remember when I first got the postcard I called up a Bandit Signs company to ask them about making something similar and they said it would be no problem — and I remember thinking the price seemed remarkably affordable (although I don’t remember what it was anymore).

Admittedly I haven’t given this a try yet myself — but will be as soon as I get a chance.
Isn’t that cool? I felt it was worth sharing with you.
