Get Targeted Traffic to your site

Get Targeted Traffic Using Video

Welcome back. Well here is your first lesson. Now in case you don’ know Video is one of the best ways to Drive Traffic to your product or website. Thats right Get Targeted Traffic Using Video. Video is key when driving traffic to a certain site, affilaite page or product. You need to make your Video stand out. You need to be different than your competiton. I know I know its gets overwhelming when everyone is selling the same products, but what if you had your own product or wanted to start selling other peoples products and become an affiliate.
Well I’m going to show you how to sell your home in only a few days using Video & social networking sites.

This first part may seem elementary but you would be surprised how many people don’t know how to do this. Pay attention and you should be fine.
You first want to invest in a video camera and start Video Taping! Practice getting in from of a camera, taping short films of your self, home, kids and have fun. You can buy a cheep video camera at a retail store. A Flip cam is low in price and a reliable digital video camera. You can also use any Cell phone that records video. However you may need to down load some software to convert the video so it downloads correctly but just do a Google search on converting video and a number of free as well as paid sites will pull.

I sometimes use my Blackberry tour and its easily converted but I also have a digital camera which I prefer to use as its easy simple and gets the job done. Some Camera’s come with a usb port or wire that down loads pictures directly from your camera to your laptop or desktop. Most Cell Phones these days that are video capable come with the same USB and makes it simple to download. You can also remove the memory card and place it in your laptop, netbook or home computer.

They even make USB converters where you insert the Memory card into the usb slot, place the USB into the computer and your pictures will start the process to download. This process doesn’t take much time and its really simple. Once you get your equipment you are ready to shoot your footage.
This next part may sound elementary but I want to make sure you get the picture. Simply take out your video camera/Cell phone and point to what you want to video. Your house, self or object your trying to capture.

If you are video taping outside be sure you are not around a noisy street or people that are talking as this could interfere with your audio. Also be sure you are not facing the sun as this could cause darkness on your object. Walk around the house and capture key points you want your buyer to see.

For example, If your selling a house for retail you want to capture the nice floors, the paint on the walls, the fixtures in the bathroom, kitchen etc. Video the streets and show how quiet the neighborhood is etc. If they are busy you may want to stay away from that. Accentuate the nice things.

HINT: When you are showing the house use positive words like Beautiful, spacious, Large, roomy, clean, Fresh etc. I’ve used negative words before and I’ve had people comment on those words. So again sound cheerful, positive, and excited.
If you are wholesaling show your possible buyers what needs to be fixed, point out the repairs needed and what type of neighborhood it’s in. If you are inside be sure there is enough lighting so your entire video is clear and you can see everything you are shooting. Your best bet is to have someone with you to hold the camera as you or someone you trust narrate the video and show your audience your master piece.

You can also hold the camera yourself and narrate as you walk through the home, however this is not the best way to capture important detail as it could make you’re viewer feel dizzy. Again, when inside its very important your camera either has a light attached or you keep the lights on in each room you are videoing. Trust me the first video I did came out so dark because I did not remember to turn the lights on. Oh that’s right it was bright as can be outside but the light was just not bright enough to capture the picture we wanted so we had to do it over again. Don’t make that mistake it’s a pain in the butt. Again just to a high over and give a call to action…again give your view a call to action in the video.

For example, make an offer today, to buy this property call, Send your offers to, if you don’t tell your viewer what to do you’ve just wasted time. Be sure you are loud in your video so the camera picks up your voice
If you are capturing a short sale property be sure nothing you capture is nice, accentuate the BAD. What I mean is show the mold growing in the garage, the holes in the walls, the missing appliances, the nasty carpet, the rusted pipes, the worn out roof, the cracks in the tiles. Even if the house is in Great Shape show the bad to the bank but the good to your buyer.
Make sure you capture every room including the baths, point to every aspect you’d like your buyer to see. Once you have taken the video and you are satisfied you’re ready to download it to you computer and edit it to perfection. You don’t want the video to be longer than 5 min as your audience will get very irritated and close the video when viewing.
To down load the video is simple. You can take the USB cable that came with your phone or camera and simply plug in the wire to your USB port. However sometimes it’s not so easy so you may want to get a portable USB that allows you to insert the video card from your camera and then you can down load the video’s/Pictures into your computer. After you down load your information into the computer you’re going to need to edit the video. Remember when editing there are many programs you can use to make your video a success.
Here is a list of some movie making programs you can use to load and edit your video. I personally like Windows Movie Maker (You should already have it if you’re using Windows XP or Vista) this is the Easiest program to work with. It has many different kinds of features to enhance your production. And of course it’s FREE. Using this software you can download audio if you just created your video with pictures, you can use music to coincide with your pictures and use fade in and fade out to make it more enjoyable.
Here are a few others you can use:
• Unlead VideoStudio 11,
• Sony Vegas Movie Studio,
• AHEAD SOFTWARE Nero 8,
• Pinnacle Studio version 12,
• SERIF Movie Plus 5.
• MAGIX Movie Edit Pro 14,
• Cyberlink Power Director 7 Deluxe
• Adobe Premiere elements 7,
• ROXIO Easy Media Creator 10,
Editing your video may seem hard but it’s not just down load the pictures or video and cut, snip, and edit and its complete. Don’t overwhelm yourself with it being perfect, the more flaws the better as it shows it came from a real person and not some huge company. As you add pictures/Video or download the different clips you captured save them to your harddrive. When you create and edit your video make sure you insert a clip with your information such as Website address with a CALL TO Action so that it drives traffic back to your website. Just make sure your viewer can contact you some way some how. No point in a video if your not letting your customers know who you are. As you edit your video you can add comments to your video, on the actual clip you are talking on. You can create a Title page and credits. I love the credits, but this is where you enter your personal information so your views can contact you. Don’t leave it up to the website you download it to keep your contact information. A lot can happen and it may disappear so you will again have wasted your time.

Now that you have your videos complete its time to have some fun. Here are a bunch of sites you can Submit Your Video To. You will want to submit your video to All Of The Video Submission Websites! Only because the more viewers you have the better chance you have of them seeing your property.
Here is a List.

or you could use a Free Software program on line called Tubemogul.com. This program allows you to submit your video to the Top 10 social network video sites with one click of the button. Isn’t automation awesome? Be sure to create an account on these sites as at first it will take forever and a day to set up but once you have the system in place its easy as 1.2.3.

You can down load your video in several formats: Avi, wmv, mov, mpg, mp4, flv, m4v. This site is amazing it’s so easy to use and what a response you get. I send out videos and with in seconds I get people calling me. Now, Once you download your video to this site it you can go back to this site and it tracks how many people have visited your video. Just click on the dashboard and each day you will see the number of hits you get. You can download your video as many times as you want to just change the title.
This program allows you to download one video and one paragraph of information and its posts to all the above, but you must sign in to all the Web 2.0 websites so that your video posts correctly. Do this when you use Tubemogul.
When you post your videos to these Web 2.0 sites you will see an option to describe what your video is about. It will also give you an option to enter a title. The Key to this is to describe exactly what it is and place it in the title. Short and brief. Next you need to write a description of what your intent is.

If you make Grammatical errors don’t worry it’s not a concern here. Just enter in what you want. Maybe a website… Property addresses ….a call to Action, anything that will grab their attention and drive traffic to back to you, your website or opt in page. (Will explain in another segment) You need to describe your video with NO more than 200 characters. Anymore than 200 characters could hurt you in your video submissions because most sites’ only allow a certain amount of words as it can get very cluttered. In your description be sure to be creative and write exactly what you are wanting and use those descriptive key words that will lead them back to your site. Use the same words in your headline as keep them in the body as well.
Next you will see a section for Key words these words are important and will help pick up your video through the search engines. What ever words you place in your add you need to place those words as your keywords. For example you may want to use “Real Estate in Tampabay Florida”, be sure that those words are in your description, that your website is in the description, www.mydomain.com is another key word you want to place in your description as well as key words. Place as many popular terms as you see fit. You can even down load a toolbar from google to help you decide on good key words based upon other popular words or phrases.
Once that is complete simply save it and post to the sites. You want to do this 3 or 4 times per day, changing around the description and title so that the Websites don’t see that it’s a duplicate of it will cause an error. Yes I said down load the video’s 3 times a day but changing the headline because the more it’s out there more people will see it. If you are on youtube and the other video sits again be sure to create an account on each.

Well you can…here is a video i created to show you how to create a video. In this video you will see me calling this product Traffic Driver Turbo charged…howver i thought that name was pretty corny so I’ve re-names it Driving Traffic Today. I like that better…don’t you? Pay attention to the simplicity of creating a Video. Its easier than you think. some of you might think its too elementary and could do better. I’m sure you can this is just for you to get the idea.

How to Eliminate Risk in Real Estate Investment!

How to Eliminate Risk in Real Estate Investment!

Avoid 12 Common Mistakes Made by Novice Investors and Ensure High Rates of Return!

Real estate investment has provided many investors with positive cash flow, tax benefits and satisfaction of making an impact in others lives. Like any investment however, real estate has intricate nuances and market trends that when ignored can cause an investor tremendous heartache.
Unbelievably many first time investors are willing to part with their hard earned cash without taking the time to study their investment. They rely on traditional trends and gut feelings. Before you risk your investment take the time to learn all you can about your market. By aligning yourself with the right Professional you can avoid these 12 common mistakes, and you’ll ensure an excellent return on your investment.

1. Failure to Determine Your Time Need - Cash flow, capital appreciation, tax benefits, loss of management, equity pay down and pride of ownership are just some of the thing s that need to be addressed before you make that investment. A service -minded real estate professional can be a tremendous asset by taking the time to evaluate your needs and making sure you’ve got all your bases covered.

2. Not Checking out the Seller or Sellers Agents Numbers - Claims of extremely high rates of return run rampant in real estate investment. Don’t get caught up in the excitement - check everything: rents, payment history, taxes, expenses, deposits, future modifications... everything. Make sure you have the right agent...it’s like having a good insurance policy against overlooking all the seemingly insignificant but very important details.

3. Forgetting You Are Buying a Business - Owning investment property carries with it a great potential for creating wealth and... some potentially difficult decisions. Evictions, re -investment into the property and time management all needs careful consideration. Remember this is not a ‘hands off ‘business.

4. Avoid Negative Cash Flow - Property that eats cash every month can drain your working capital. This can create stress, frustration and become quite painful. Predicting constant appreciation is extremely difficult if not impossible for the unseasoned investor. A strain on your cash flow may cause you to sell the investment before the benefits of ownership are ever realized.

5. Failure to do a Thorough Inspection - Look under every rock! Hire a professional inspector. Ask the tenants about pest problems, structural damage or reoccurring problems. Don’t overlook anything! A value driven real estate professional will help you find the right inspector and can help you avoid costly mistakes. When investing your hard earned money be sure and use sound business judgment!

6. Failing to Have Adequate Insurance - Investment property brings liability. Tenants, cars, parking lots, cleaning facilities, and property liability - the list is quite extensive. Adequate insurance coverage is an absolute must! Be sure to consult with an insurance professional and protect your hard earned assets.

7. Inspect, Approve, and Confirm All Documents - The list of documents that need to be proofed can be overwhelming to the first time investor. Building permits, zoning laws, rental and lease applications, CC&R’s, by-laws, title policies, inspection reports, purchase contracts, insurance.. Don’t attempt to do it alone. The right professional can remove most of the stress and bring the transaction to a conclusion smoothly.

8. Get a Bill of Sale For All Property Involved - Many types of personal property can be involved in an investment sale. Be very detailed -know who owns what!

9. Charge Fair Rents - Vacancies, turnovers and lease terminators are your biggest expense. Charge fair rents, treat your tenants with respect and respond as quickly as possible to their needs. It’s a lot less costly in the long run to take care of the little problems before they become big problems. Vacant property is your Achilles heel.

10. Select Qualified, Good Tenants From t he Start - Take the time to check references. Previous landlords, employers, financial references, credit and judgments are all vitally important. If there are any questions--do a thorough investigation. Drive by their previous residence. A little work up front can save tremendous problems later.

11. Make Sure You Get Estoppel Letters - Get letters from tenants confirming the status of tenancy. Make sure their version of the rental or lease agreement corresponds with the seller’s interpretation.

12. Don’t Spend Positive Cash Flow - Most of successful investors have free and clear properties. Be sure to re-invest your cash flow back into the property payment and speed up the amortization schedule. This decreases your debt load and increases your eq uity, which builds your net worth. Investment property can be one of the most rewarding aspects of your financial portfolio. Be certain to have all your ducks in a row before you invest. Do your homework! Consult with a professional real estate investor and protect yourself from the hidden troubles that can plague first time buyers.

We hope this brief report has been of value to you. It is our ultimate desire to help you achieve your real estate investment goals and provide you with the most profess ional, efficient and effective service possible!
